Very often our clients will have us come in a few weeks before they are ready to have their home on the market. What's good about that is that it gives us a chance to make recommendations. It's not every day that you sell your home and sometimes its hard to envision what it should look like. That's where we come in.
#1 Top Tips for Selling Your Home Fast: Clean It From Top To Bottom:
First and foremost before you do anything -- you must give your home a thorough cleaning. Clean those forgotten places behind furniture and in rooms seldom used. Baseboards, blinds, windows inside and out, etc. It's a lot of work, but you want your home to show at its best.
While you are cleaning, pack away the things you don't need. You will be moving, why not save yourself some work for once you've sold. This includes packing away the things you aren't using in your closets and kitchen cupboards. You want to give buyers a feel for the space, not have them want to quickly close the doors for fear of what might fall out.
#2 Top Tips for Selling Your Home Fast: Have Your Property Pre-Inspected:
Another way to get your home ready to sell would be to have it pre-inspected. Generally the buyer hires an inspector to go through the home with a fine tooth comb. But why not have one done before you even put it on the market and take care of any of the deficiencies that might be found before a buyer comes through. The last thing you want is a buyer to try and use those deficiencies to renegotiate the price down after an offer has already been made.
#3 Top Tips for Selling Your Home Fast: Consider Renovating and Painting:
If you are considering renovations, now may not be the time to do any major renovations. Upgrades do help sell, but at what cost? There's no way to guarantee the upgrades you put in will mean more money in your pocket once the home sells.
That being said the cheapest and most effective renovation is a fresh coat of paint. Don't worry about whether or not a buyer is going to repaint once they move in. You want your home to show well in photos with warm modern colors. I highly recommend staying away from builders beige. Most people think that's the best way as it goes with everything. But its not eye catching its boring...and will likely turn a buyer away. You want your home to be inviting before they even walk through the door.
Your home should look like a show home. When potential buyers walk through my clients homes and ask if people live there. I know they've done a good job at getting their home ready to sell.
